Property audit, fair review

Dresdale Estate began as a desk in a front room, when the only folder carried was the one for the street. What started with a pen and a clipboard grew into a team that audits commercial, retail and industrial buildings the way a purchaser needs it done: unhurried, typed up plainly, and priced before a single meter board is opened.

Every condition survey is scoped in writing before the visit. The same surveyor who walks the site types the report, so nothing is softened or lost between tape measure and email, and if a roof turns out to leak only at the far corner, you find it on page three before the price changes square five.

Our business is the honest, side-on view a purchaser pays for. We are not the agent's friend and we are not the vendor's, because the report is worst served when the money comes from the table the phone number was printed on. Plans, marked-up photographs, condition registers: everything survives in one digital room that the client can log into.

Most of what passes across the desks behind this logo is unexciting and entirely repeatable: a gas sheet that doesn't match an L8 flow chart, a single-skinned wall silently eating the insulation budget, a disabled WC door that will come back in litigation if it is signed off. The boring work is the work that pays these issues known by return ticket or item two of the next meeting.

Audit quality in black ink

Every surface is read and logged: block condition, energy inputs toward floor plates, licence positions your cashflow will meet. The writing on many buildings is water, settlement and claims going to paper. That paper is ours to put morning sides before anything is paid.
